Why Summerville AC Systems Need Regular Preventative Maintenance

Summerville sits in South Carolina’s inland Lowcountry, where summer heat is intense, humidity is persistently high, and heavy pine pollen coats outdoor coils every spring. Those conditions place above-average stress on cooling equipment, accelerating wear on components that would last longer in milder climates. Preventative maintenance is the primary tool for helping keep a system dependable through the months it runs hardest.

Our technicians inspect and clean both interior and exterior units on every visit. We test and tighten all electrical connections, inspect every moving part, including fans, belts, and the compressor, and check blown air temperature from multiple vents to confirm the system is cooling evenly. We calibrate the thermostat for accurate readings and visually inspect all components for deterioration or wear. Catching a failing part during a scheduled visit can cost far less than an emergency repair in July, and staying ahead of wear can help avoid premature system replacement.

How Often Does My Air Conditioner Need to Be Serviced?

We recommend two professional tune-ups per year: one in spring before peak cooling season and one in fall before heating season begins. Summerville’s long, hot summers mean AC systems run longer and harder than they would in moderate climates, making that spring visit especially important. Getting ahead of peak demand gives our technicians the chance to catch anything that winter dormancy may have introduced before the system is running continuously.

The fall visit matters just as much. Heavy summer use puts real wear on components, and a post-season check catches issues before they sit unaddressed through the cooler months. Units used extensively or older models may need more frequent attention. Our Summerville air conditioning maintenance team can recommend the right schedule after examining your equipment.

    "Finally a company with ethics."

We have tried 4 different Hvac companies, but Acute is by far the BEST out there. On time, professional, pleasant and very efficient. Keep up the great work. Finally a company with ethics.

"A family run business I think I can count on when in a tight for heat and air service."

I've used Acute for about 6 months. Top flight outfit. Great office staff, will call you back when you need em. And scheduling is accurate. The techs are great. I've had Dale and JP here for service calls. Very customer oriented. Efficient and knowledgeable. Chose them for my regular maintenance/repair team. A family run business I think I can count on when in a tight for heat and air service.

"The Honest Thomas promise - it is true"

The Honest Thomas promise - it is true. Acute recently installed a full HVAC unit in our home to replace an older, poorly installed unit. There were some problems along the way, but the Acute team resolved them professionally, promptly and with courtesy. They are a company I trust and would recommend to others.

All the staff at Acute are super friendly caring & professional. They know their stuff and we trust them as they are open and honest with us beginning to end each step and back up the knowledge and findings with photos and teach us what they are talking about so we understand. Thank you Thomas and Acute! Thomas did an amazing job today!

"I signed up for the comfort club membership (very reasonably priced!)"

This company was recommended to me by my neighbor and I am very glad he did so. I just got done with my first HVAC service and it was a great experience. Matt, the technician, was very professional, friendly, and knowledgeable. He was also very clean and thorough. I signed up for the comfort club membership (very reasonably priced!) so they will come to my house in the spring and fall to service my system and it's one less thing I have to worry about. Unless something crazy happens, they will be the only ones touching my HVAC from now on. Highly recommend.

"Glad we found Acute to take care of our HVAC needs - we definitely feel in good hands!"

Acute has done a great job for us! We recently moved to Charleston. Soon after unpacking, we needed a significant repair. Acute came out and identified the problem, and once the part arrived, they quickly fixed our unit. They just came to do a winter maintenance service - quick and easy. Glad we found Acute to take care of our HVAC needs - we definitely feel in good hands!

What Regular Maintenance Should Be Done on an Air Conditioner?

Air filters should be replaced or cleaned every one to three months depending on usage and environment, and most homeowners can do this themselves between professional visits. Summerville’s heavy spring pollen season accelerates filter loading and coil coating faster than in less-pollinated areas, reducing airflow and causing weak cooling or frozen coils. That’s one reason coil inspections matter here year after year.

Coils, Fins, & Drain Lines

Keeping your evaporator and condenser coils clean is critical. Dirt accumulation impedes heat absorption and release, and these coils should be inspected annually at minimum. Coil fins can become bent over time, blocking airflow through the coil; our technicians use a fin comb to straighten them back into place. We flush the condensate drain line with a water and vinegar mix on every visit to help prevent moisture accumulation that could lead to water damage inside the unit or home. With the Lowcountry’s high humidity, keeping that drain line clear isn’t optional.

Refrigerant Lines & Condenser Clearance

We routinely inspect the refrigerant lines connecting your AC’s evaporator to the outdoor condenser to confirm insulation is intact and check refrigerant levels to verify the system is cooling as it should. We can repair any leaks we find. If your unit still uses R-410A refrigerant, existing systems aren’t required to be replaced or retrofitted. R-410A remains legal for servicing equipment already in the field. When the time comes to replace your system, we can help you transition to a current low-GWP refrigerant option. We also clear the outdoor condenser of any leaves, debris, or obstructions on every visit, leaving the unit ready to run at full efficiency.

Do Air Conditioners Need to Be Recharged?

Under normal operating conditions, an air conditioning system shouldn’t need frequent refrigerant recharges. These systems are designed to work with a consistent refrigerant level, and that level doesn’t deplete through regular use the way fuel does in a vehicle.

When a system does need a recharge, it almost always means there’s a leak somewhere, not that the refrigerant was simply consumed. Refrigerant leaks reduce cooling efficiency, can harm the environment, and may pose health risks, so the right response is a professional inspection rather than topping off the charge and moving on. Our Summerville air conditioning maintenance professionals can identify and repair leaks and restore refrigerant to the proper level. If your unit still runs on R-410A, there’s no EPA requirement to replace or retrofit your existing system. The AIM Act phase-out applies to new equipment manufacturing, not systems already in service. When it is time to replace your system, we can help you select a current refrigerant option that meets today’s standards.
